Embedded in green parks, a feel-good quarter is being created near the Isar, which promotes social and lively interaction through a mix of offices and apartments with various leisure facilities. The start of the quarter is marked by Municorn – the office building of the future. The vision of Municorn in Munich-Obersendling is to create a space that is not only functional, but also a place of encounter, relaxation and inspiration.
With its natural stone paving and green islands planted with trees the exterior of Municorn creates an inviting and warm atmosphere. This atmosphere is continued into the building by using materials such as natural stone and wood.
The natural design of the Municorn also extends to the roofs of the building as an overall concept. A 500 square meter rooftop garden on the first floor creates a generally accessible oasis for breaks. A coffee bar, barbecue area and a Zen pavilion accompanied by a bamboo pond bring the level to life and offer a short break from everyday work. In the shade of the planted beds, the rooftop garden is also perfectly suited for get-togethers and team-building events.
The sun terrace on the 3rd floor is perfect for relaxing away from the hustle and bustle. The green design with grassy areas and tree planting makes it possible to switch off for a short while in the sun or shade.
The rooftop garden with terrace on the 7th floor offers an outstanding view of the Alps. Equipped with ample seating, sun loungers and bar tables, it is the perfect place for after-work meetings to round off the day and get together with friends and colleagues.
The curved paths and flowerbeds that run through all the roof terraces break up the linear structures in the city and not only help people to switch off, but also encourage them to think in different directions and brainstorm with colleagues.
The entire roof surfaces follow a green principle with tree planting, herb beds and insect hotels. Even the non-accessible roofs are covered with grass, which also plays an important role in terms of sustainability. The grass areas on the roofs and the green facades cool the building and help to ensure good air quality. The extensive greening also ensures a symbiosis with nature by creating habitats for animals and strengthening biodiversity. Irrigation is provided by rainwater collected in cisterns.
In the context of sustainability, pre-certification of the building by the DGNB is being sought.
